Mezzaluna is set into the rugged hillside above Elia Beach, designed as a contemporary interpretation of a traditional Mykonian settlement rather than a standalone villa imposed on the landscape. Built almost entirely into the natural contours of the terrain, the residence unfolds gradually through a series of stone volumes, terraces and courtyards that appear to emerge directly from the hillside itself. From above, the architecture blends almost seamlessly into the dry Cycladic earth, interrupted only by long water lines, shaded pergolas and the deep blue of the sea beyond.

The approach is deliberately understated. Stone pathways and planted terraces lead slowly through the property, revealing the house piece by piece rather than all at once. Native vegetation, low retaining walls and natural materials soften the scale of the architecture and create protection from the island’s northern winds, a practical response to the Mykonian climate that also shapes the atmosphere of the outdoor spaces.

At the centre of the residence, the principal living area opens completely toward the horizon through wide retractable panels that dissolve the distinction between indoors and outdoors. White-painted timber ceilings, pale stone flooring and textured natural finishes reflect the strong Aegean light throughout the day, while the proportions of the interiors remain calm and restrained despite the scale of the house. The open-plan reception areas include a formal lounge, dining space and contemporary kitchen arranged beneath exposed beams, all oriented toward uninterrupted sea views across the coastline.

The dining area sits beside a large opening framing the water directly ahead, while shaded outdoor lounges extend naturally from the interior spaces beneath timber pergolas. The transition between architecture and landscape feels continuous rather than decorative, with terraces stepping gradually outward toward the pool areas and surrounding hillsides.

All six bedrooms are positioned on the same principal level, creating an unusually practical layout for a property of this scale. Each suite has direct outdoor access and maintains privacy through the careful arrangement of walls, terraces and planted areas. The interiors continue the same architectural language found throughout the villa: soft neutral tones, curved openings, built-in detailing and natural textures that temper the brightness of the island sun.

The exterior areas are designed as a sequence of separate living environments rather than a single terrace. A 150 sqm infinity pool stretches toward the sea, bordered by broad decks and shaded seating areas positioned to capture both sun and shelter throughout the day. Further into the grounds, raised vegetable gardens, herbs and native planting reinforce the property’s connection to the landscape and its sustainability-focused design philosophy. An outdoor cinema area introduces an additional gathering space tucked discreetly into the hillside, while multiple terraces create quieter corners oriented toward either the sea or the surrounding mountains.

The villa is approximately a ten-minute walk from Elia Beach, yet the elevated setting creates a sense of distance from the busier coastline below. From the terraces in the late afternoon, the light moves slowly across the dry hillsides and stone walls before settling over the water in front of the property.
