Set into the hillside above Nissaki, this newly built villa looks outward across the Ionian Sea from a position of complete openness and privacy. Scheduled for completion in autumn 2025, the residence combines the architectural language of a traditional Corfiot estate with a cleaner contemporary approach, using local stone, pale render and shaded arcades to anchor the house naturally into the landscape.

The approach follows a winding drive through terraced gardens planted with olive trees, cypress and Mediterranean shrubs. From the upper levels, the view opens steadily across the coastline and the water beyond, with the horizon visible from nearly every principal room. The orientation allows the villa to capture both morning light and the softer glow that settles over the sea in the late afternoon.

Arranged across several levels, the house has been designed to follow the contours of the hillside rather than dominate it. Broad stone terraces connect the indoor and outdoor living areas, while covered verandas create shaded spaces throughout the day. Arched openings at the lower level reference traditional Ionian architecture, balanced by floor-to-ceiling glazing and restrained contemporary detailing above.

Inside, the main living areas are open and interconnected, with large sliding doors framing uninterrupted sea views. Natural stone flooring, timber accents and textured neutral finishes create a calm and grounded atmosphere throughout the interiors. The kitchen sits at the centre of the main reception space, designed for both everyday living and longer summer stays, with direct access to the outdoor dining terraces and pool areas.

Five en-suite bedrooms are distributed across the villa to maximise independence and privacy. Several open directly onto terraces or garden areas, while upper-level suites benefit from elevated sea views across the bay. The overall layout creates a gradual rhythm between communal and quieter spaces, allowing the house to function equally well for family living or seasonal hosting.

The exterior spaces are a defining part of the property. Two infinity pools are positioned on separate terraces, each oriented toward the coastline and integrated into the natural slope of the site. Stone-paved courtyards, shaded lounge areas and an outdoor kitchen create multiple settings throughout the grounds, from open sunlit terraces to more secluded corners beneath mature olive trees. Lavender, climbing bougainvillea and native planting soften the stonework and introduce colour and fragrance during the warmer months.

Although peaceful and elevated, the villa remains closely connected to the coastline below. Nissaki’s beaches, waterfront tavernas and daily amenities are approximately one kilometre away, while Corfu Town and the island’s marina infrastructure remain easily accessible by road.
