Set on a slope above Kini Bay on the western coast of Syros, this newly built villa occupies a 25,000 sqm plot and is designed to sit within the land rather than above it. From both the water and the road above, the house reads as a long horizontal line of white render and glass pressed into the hillside, with uninterrupted sea views across the Aegean and the lights of Kini village visible along the bay. The beach and village are both within 500 metres on foot.

The villa extends across a single level of 440 sqm, with the principal living spaces arranged along the seaward façade while the hillside rises directly behind the rear walls, in places left exposed and visible through interior glazing. The main living area is open plan, combining kitchen, dining and sitting areas within a restrained palette of pale concrete, white plaster and warm timber. The kitchen runs along one wall in oak-toned cabinetry and pale composite stone, while wide glazed openings extend across the full width of the façade and open directly onto the pool terrace without a change in level. Throughout the day, the light reflecting from the water moves softly across the polished concrete floors, reinforcing the calm and simplicity of the interiors.

Three en-suite bedrooms continue the same architectural language, with full-height glazing opening either towards the sea or onto private courtyard gardens cut into the hillside. The bathrooms are understated and carefully detailed, with walk-in showers, pale surfaces and integrated basin units. In one bedroom, a window frames the exposed rock face directly behind the house, bringing the material of the site into the interior in a way that feels entirely natural to the architecture.

The infinity pool runs the full width of the seaward terrace, its edge aligned with the horizon so that the surface of the pool and the sea beyond appear visually continuous from the sunbeds beside it. At one end of the terrace, a shaded outdoor dining area sits beneath a pergola, positioned to face the evening light across the bay. The same polished concrete continues from the interior floors to the exterior terraces, creating a nearly seamless transition between inside and outside living spaces.

The scale of the land surrounding the villa gives the property an unusual sense of privacy and openness for a coastal house so close to a village. The wider plot remains largely untouched, allowing the architecture to sit quietly within the landscape rather than dominate it. A building permit for an additional 200 sqm guest house is included with the property, providing the possibility for further accommodation without the need for a separate planning process.
